If you’re not completely satisfied with the quality of our inspection experience, we won’t just refund your fee—we’ll also pay to have another licensed Illinois Home Inspector of your choice re-inspect the property. That’s our commitment to your confidence.

What’s Covered:

• 100% refund of your home inspection fee
• PLUS up to 100% paid to another licensed Illinois home inspector of your choice for a second inspection

Eligibility:

• Applies only to pre-purchase home inspections (not ancillary services)
• Buyer must attend and be present for the entire inspection
• Buyer must notify us in writing within 24 hours, and before your report is delivered
• Buyer must provide specific and reasonable concerns related to the inspection process (not the condition of the home)
• No report will be delivered if the buyer activates this guarantee
• Buyer must sign a release of liability before a refund is issued
• The second inspector must be licensed in Illinois, carry E&O insurance, and perform the re-inspection within 2 business days. Payment for this re-inspection will be made to the Home Inspection company after the inspection report is delivered and shared with Sahm Home Inspections.

Exclusions:

• Capped Refund/Re-Inspection Value: “Refund not to exceed $495”
• Limit one use per client, per calendar year.
• Applies to Owner-Occupied Purchases Only. Real Estate Investors and commercial properties are excluded.
